Apply for a land or housing title certificate

Register your land or property and obtain a title certificate through the Lands Commission. A title certificate gives you secure, legally recognised ownership of your land under the Land Act, 2020 (Act 1036).

Before you apply

Conduct a site plan certification through a licensed surveyor and confirm no encumbrances or disputes exist on the parcel. Pay stamp duty to the Ghana Revenue Authority before submitting your application to the Lands Commission.

Step by step

  1. Commission a licensed surveyor to prepare or certify the site plan.
  2. Pay stamp duty on the transaction at any GRA office.
  3. Complete the Lands Commission application form and attach all documents.
  4. Submit your application at the relevant Lands Commission regional office.
  5. Await the search and vetting process — the Commission will notify you of any queries.
  6. Receive your title certificate once registration is complete.

After you apply

Store your title certificate in a secure location. You can use it as collateral for bank loans. If you sell or transfer the property, you must register the new transaction at the Lands Commission.
